The DC Tower combines architectural aesthetics with state-of-the-art “green” construction and functionality. It was one of the first Austrian office towers to be built and equipped according to the EU Commission’s energy and sustainability requirements for a “Green Building”, and certified as a “Green Building” with platinum status according to LEED©.

Bees at the
DC Tower
Wind-resistant structure creates a new home for five regional bee species.
The DC Tower, Austria’s tallest office building, has been geared to sustainability, right from its conception. Certified as a “Green Building” in accordance with the criteria of the EU Commission, it is also home to some “animal tenants”:five local species of bee are housed on the roof of the foodcourt.
LEED PLATINUM
Leadership in Energy and Environmental Design (LEED) is an internationally recognized certification system for environmental building design developed by the U.S. Green Building Council. It rates buildings based on environmental friendliness, resource conservation and sustainability. The highest distinction – Platinum certification – is awarded to building that earn more than 80 points out of a maximum 110, indicating that they meet the highest standards with respect to sustainable design.
METEOVIVA
MeteoViva is a smart data system that utilizes a digital twin to optimise building management in order to improve energy efficiency and reduce the carbon footprint. It uses factors such as weather forecasts, structural physics and energy pricing in order to proactively manage heating, cooling and ventilation systems. This optimises the indoor climate, prevents unnecessary energy consumption and lowers operating costs, resulting in a significantly better environmental balance in the long term.

Being sustainable together
One of the building blocks of this type of business strategy is the “green lease”. This is a lease agreement that encourages sustainable use and management of the property on the part of both the landlord and the tenant.
THE PARIS CLIMATE ACCORDS
At the “COP21” international climate conference, participating states undertook to reshape the global economy along environmental lines. The main goal of the agreement is to limit global warming to well below 2°C, ideally 1.5°C, in comparison to the pre-industrial level.

Economic sustainability, which is based on the belief that a society should not live beyond its economic means, since this would inevitably result in losses for the coming generations.
ECOLOGY
Ecological sustainability, which focuses primarily on not depleting nature and only utilising natural resources to the extent that they are regenerated.

Green leases through
